West Park is a suburb on Hartlepool's western edge, beyond Ward Jackson Park and towards open country and Summerhill. Almost every home is detached, most households have two or more cars, and the drive is usually one of the largest parts of the plot.

From Tunstall farmland to suburb

Before the suburb was built, this was farmland belonging to Tunstall Hall, whose farmhouse still stands and is listed. The land west of Ward Jackson Park was developed through the 20th century with large detached houses, and building has continued on the edges since, with estates such as Elwick Rise and Blaise Garden Village.

Today's streets include Valley Drive, Carisbrooke Road, Egerton Road, Meadow Drive, Coatham Drive, Coniscliffe Road, Hylton Road and Parklands Way. West Park Primary School and High Tunstall College of Science are close by, Tunstall Beck runs through the valley, and Summerhill Country Park lies to the west.

Who lives in West Park

West Park has one of the highest shares of detached homes anywhere in Hartlepool. Around the centre (LSOA Hartlepool 014E, 676 households), the 2021 Census found:

  • 93% of homes were detached, with only 5% semis.
  • 93% were owner-occupied.
  • 65% of households had two or more cars or vans, and only 4% had none.

Across the wider Rural West ward, 78% of homes were detached.

That means big drives and specific requests:

  • Replacing tired block paving laid when the houses were new, where blocks have sunk or weeds have taken over the joints.
  • Extending a drive across the lawn for a third car, a motorhome or a boat.

Many West Park houses have an integral or attached garage, so the drive often has to meet the garage door at the right level, run past a side gate and leave room to walk round parked cars. The BGS maps West Park on Devensian till, a stiff boulder clay, over Roker Formation dolostone of the Magnesian Limestone. The clay holds water, so on a large drive drainage really matters:

  • permeable surfaces need a deeper open-graded base, often with an overflow to a soakaway,
  • block paving and tarmac need falls to channel drains at the garage and the entrance,
  • old drives that sank usually had too thin a base for the clay.

Tunstall Beck runs close to the centre, and the Environment Agency maps Flood Zone 2 and 3 strips along it within 300 metres. If your garden backs onto the beck, keep the drive permeable and avoid raising levels.

Planning and listed buildings

West Park isn't a conservation area, though the Park conservation area lies just to the east. Listed buildings nearby include Tunstall Hall Farmhouse and Meadowcroft and Meadowside, both Grade II. Some newer estates have covenants about front gardens, so check your deeds.

A permeable front drive, or one draining to a lawn or border, is permitted development. Impermeable paving over five square metres draining to the road needs planning permission.
